    🏡 Market Update from Jan. 10th-16th by the North Star Team with Navigate Realty! Despite the arctic blast and a 3-day holiday weekend, the market is buzzing. Get ready for a competitive spring market!📈 Average daily active count slightly up by 0.9% with 4,651 total listings, including 703 new ones. New listings increased by 4.3% week over week.📆 Pending transactions surged by 10.3%, with 736 listings going under contract. Odds of Selling increased to 48.8% for listings last week.📉 We're trending historically with a lower Odds of Selling but picking up quickly. To balance the market with a 6-month supply, we'd need 19,210 total listings (currently at 24.2% of balance).👀 11,043 showings last week, averaging 2.4 shows per property. It took 15 showings, on average, to go under contract in a median of 33 days.💰 Price reductions decreased to 39.0%, with a slightly larger reduction size of -5.2% off the original price.🌆 Serving the Denver metro area.     The Zillow & CoStar Group “pay-to-list” business models are converging. Listing agents pay Zillow to showcase their listings on ShowingTime.CoStar’s Homes.com promotes it's “your listing, your lead,” program. This is also a sell-side model, like Loopnet (CoStar), where brokers pay to promote commercial listings.These models play well in the post-litigation world, where the future of the buyer's agent and the MLS is murky. Absent a buyer agent as we know it, the Z&C listing co-onopoly could begin to look more like portals in non-MLS real estate markets in the U.K. and Australia.This is the holy grail for a portal, but a further threat to the buyer agent and the MLS.#realestate #portals #mls #homes #zillow #costar
